Brigade Enterprises plans to invest about ₹40,000 crore over the next three years to develop a 40-million-sq-ft pipeline across residential, commercial, retail, hospitality and emerging businesses such as warehousing, Executive Chairman M Jaishankar said.
The pipeline is spread across the company’s key markets, with Brigade looking to reduce its dependence on Bengaluru by increasing its presence in Chennai and Hyderabad. The developer also plans to enter Mumbai, although it has not set a timeline for the expansion.
The investment will be funded through a combination of internal accruals, project-level debt, customer advances and bookings. About a third of the funding is expected to come from each of these sources, allowing Brigade to limit the amount of capital tied up upfront.
Approval delays
Jaishankar said delays in obtaining project approvals, particularly in Bengaluru, had affected the company’s execution and its stock-market performance. Brigade has a larger concentration of projects in Bengaluru compared with some of its peers, making approval-related delays more significant.
“Things should change in 2027,” Jaishankar said, referring to the execution delays.
He also acknowledged that Brigade’s valuation remains below that of some Bengaluru-based peers. The company’s P/E multiple is around 24-25, compared with nearly 57-58 for some peers, he said, adding that improving investor perception and execution would be important.
Housing affordability under pressure
Jaishankar said rising land and construction costs were making housing increasingly difficult to afford for middle-income buyers. The traditional government definition of affordable housing, with a ₹45-lakh price threshold, is increasingly difficult to meet given higher land, construction and infrastructure costs, he said.
The shift is already visible in buyer preferences. While buyers had moved up the housing ladder between 2020 and 2024, opting for larger homes as incomes and affordability improved, the trend has begun reversing since 2025-26, with some buyers moving from four-bedroom to three-bedroom and three-bedroom to two-bedroom homes.
Brigade is also evaluating a REIT over the next five years, potentially covering commercial or hospitality assets, as it looks to build alternative sources of capital and unlock value from its operating portfolio.
